[772] "Friend, it is because the four establishments of mindfulness (satipaṭṭhāna) have not been developed (abhāvitattā) and not made much of (abahulīkatattā) that, when the Tathāgata has attained final Nibbāna (parinibbuta), the true Dhamma (saddhamma) does not endure long. And, friend, it is because the four establishments of mindfulness have been developed and made much of that, when the Tathāgata has attained final Nibbāna, the true Dhamma endures long. Which four? Here, friend, a bhikkhu dwells contemplating the body in the body, ardent, clearly comprehending, mindful, having removed covetousness and grief regarding the world. He dwells contemplating … in feelings (vedanā) … in the mind (citta) … dhammas in dhammas, ardent, clearly comprehending, mindful, having removed covetousness and grief regarding the world. It is, friend, because these four establishments of mindfulness have not been developed and not made much of that, when the Tathāgata has attained final Nibbāna, the true Dhamma does not endure long. And, friend, it is because these four establishments of mindfulness have been developed and made much of that, when the Tathāgata has attained final Nibbāna, the true Dhamma endures long."
